How the estimate is calculated

Federal long-term gains are stacked on top of existing taxable income using 2026 0%, 15%, and 20% thresholds. NIIT is estimated at 3.8% of the lesser of the proposed investment gain or MAGI above the statutory threshold after the gain. State tax is generally estimated as the incremental state income tax caused by the gain, based on 2026 state brackets. Missouri capital gains are treated as exempt for this planner. Washington uses its separate capital-gains structure. Local income taxes, credits, deductions, AMT, special asset categories, loss carryforwards, depreciation recapture, collectibles, QSBS, and other special rules are not modeled.
